Chennai's rental landscape is witnessing a transformative shift as home seekers increasingly gravitate towards suburbs, driven by factors such as enhanced connectivity, lower rental prices, and an overall improved quality of life. The expansion of the Metro system, the emergence of new employment hubs, and upgrades to transportation infrastructure have all contributed to this trend, particularly in the city's western, southern, and GST Road corridors. Recent data indicates that these suburbs have experienced some of the most significant rental increases over the past year, reflecting a broader change in the preferences of renters in Chennai.
According to the latest Rent Report from NoBroker, Chennai has seen an average rental growth of 8% year-on-year, with suburbs benefiting from infrastructural developments outpacing many of the city's long-established premium neighborhoods. Notably, Iyyappanthangal has emerged as the frontrunner in rental appreciation, with average monthly rents soaring by 21.7% compared to the previous year. This surge can be attributed to improved access to employment centers and better connectivity, making these areas increasingly appealing to potential tenants. Saurabh Garg, Co-founder and Chief Business Officer of NoBroker, highlighted the significant impact of the ongoing Chennai Metro expansion on rental demand, noting that neighborhoods along the upcoming Metro routes, such as Iyyappanthangal, Ramapuram, and Koyambedu, are experiencing heightened interest from tenants seeking convenient transportation options.
